A soft spot in an RV floor is almost never a wear problem. It is a water problem that has been running long enough to reach the wood. Why is my RV floor soft?

Water got into the subfloor and the wood lost its strength. Most RV floors are built as a sandwich: a thin finish layer over a plywood or lauan skin, a foam or balsa core, and a bottom skin, all bonded together and laid across steel or aluminum frame members. That assembly is strong because it is bonded, not because it is thick. Once moisture reaches the core the adhesive bond lets go and the wood softens, and a floor that used to feel solid starts to give underfoot. The leak is usually somewhere else entirely. The most common paths we find are roof seams and the sealant around vents and skylights, slide-out top and wiper seals, window and marker light frames, the shower pan and the plumbing behind it, the water heater connections, and holding tank fittings that weep instead of drip.

What is delamination, and is it the same as a soft floor?

They are the same failure in two different places. Delamination is what happens when the bonded layers of a laminated panel separate. In a floor it feels like sponginess or a spot that flexes when you step on it. In a sidewall it looks like a bubble, a ripple, or a wavy reflection down the side of the coach. The cause is the same, water or heat breaking the bond, and so is the rule for fixing it: the panel has to be dried, the source stopped, and the bond restored or the section replaced. What are the early signs, before the floor gives way?

The floor tells you well before it fails. Watch for a spot that feels springy near the entry step, the bathroom, the refrigerator, or the base of a slide. Vinyl that has lifted, rippled, or cracked along a seam usually means the panel under it has moved. Screws backing out of the floor, trim pulling away at the baseboard, staining at the bottom of a wall, and a musty smell that returns after the coach is aired out are all the same story. Outside, look for a dark stripe or streaking on the underbelly, which is water finding its way out. Owners often notice the smell first and the softness second. By the time it is soft enough to worry about, the wood has usually been wet through more than one season.

Can a soft RV floor be repaired, or does it need replacing?

Both are real outcomes and the deciding factor is how far the water traveled. A localized soft spot with sound framing underneath is cut out, dried, and rebuilt in place, and that is the more common repair. Replacement of a whole section is the call when the subfloor has rotted across a crossmember, when the frame members themselves have corroded, or when the damage runs under a slide-out or a wall where the floor is carrying structure rather than just your weight. We use moisture readings and a physical inspection to map the wet area before we quote, because the wet zone is almost always larger than the soft zone. Then we open it up and show you what is there. Do you fix the leak first?

Yes, and this is the part that gets skipped elsewhere. Sequence matters more than technique on a floor job. We locate and stop the water source first, whether that is roof sealant, a slide seal, a window frame, or a plumbing connection, then we dry the structure, then we rebuild. Reversing that order produces a floor that feels perfect at pickup and is soft again the following spring, which is exactly the outcome that makes owners distrust shops. Will insurance cover an RV floor repair?

Sometimes, and it depends on what caused it. Sudden and accidental water intrusion, for example damage from a storm, an impact, or a failed appliance, is the kind of event carriers are more likely to consider. Slow seepage that developed over years through aging sealant is usually treated as maintenance and excluded. We do not decide that, your policy and your adjuster do, but we do document the damage properly so the claim is evaluated on what is actually there. What does RV floor repair cost?

It is quoted from the actual damage, because the size of the wet area, the number of layers involved, and whether cabinets, a slide, or a wall have to come out are what drive the number, and none of that is visible from the doorway. Estimates carry a budget for parts at the start and true up to the parts the repair actually uses once the floor is open. That is not a hedge, it is how a hidden-damage job has to be priced honestly. Do you offer mobile RV repair or house calls?

Frequently asked questions about RV floor repair

How do I know if my RV floor is rotted or just flexing?

Flex is even and predictable across a span. Rot is localized, gets worse toward one point, and usually comes with a smell, a stain, or a lifted floor covering nearby. A moisture reading settles it in a few minutes.

Can you repair the floor under a slide-out?

Yes. Slide floors are one of the more common failures we see, because the top and wiper seals are a known water path and the roller mechanism concentrates a lot of load on a small area of floor. It is a larger job than an open-floor repair because the room usually has to come out.

My sidewall has a bubble in it. Is that connected to the soft floor?

Often, yes. Water that enters a window frame or a seam can travel down inside the wall and reach the floor, so a bubbled sidewall and a soft spot below it are frequently one leak, not two problems.

Do you work on travel trailers and fifth wheels, or only motorhomes?

Both. Laminated floor construction is used across motorhomes, travel trailers, fifth wheels, and toy haulers, and the repair method is the same.

How long will my RV be in the shop?

It depends on how much has to come out and how long the structure takes to dry, so we give you a timeline after we have opened it up rather than before. Drying is not something that can be rushed without trapping moisture in the rebuild.

I also paid for an hour of inspection on my failed slide out and got a great quote on the labor and parts for when I'm ready to invest in that repair next. I was a little weary initially that the service price on the phone when I called was told to me as around $500 range and then in person at drop-off the price was actually around $900 for the major service. But the girl who took my appointment over the phone had warned me that she was new and wasn't certain of the prices on anything.
